BEC performed design review for the construction of a new five-story, 100,000 square foot senior housing facility with ground floor retail. The building structural consists of steel framing and elevated concrete slab on deck. The buidling envelope consisted of brick and precast stone masonry cavity walls over building wrap weather barrier and exterior sheathing, asphalt shingles and single ply TPO roof membrane, hot rubberized asphalt terrace waterproofing, and new construction vinyl windows.
Design review consisted of review of construction drawings, specifications, and submittals in which BEC prepared a report identifying design discrepancies and recommendations to overcome weaknesses in the transitional details and development of a retrofit interior air barrier at the historic brick mass walls. During construction, BEC attended pre-installation meetings for the building envelope trades to discuss best-practices, materials, installation methods, and quality control. BEC provided part-time Quality Assurance for the building envelope systems during construction to inspect for compliance with Contract Documents including: waterproofing, weather barriers, masonry, shingle and single ply roofing, thermal insulation and vinyl windows. Upon completion of each site visit, BEC prepared daily reports of our findings with recommendations for remediation of observed deficiencies.
BEC also performed high voltage electronic leak detection of the single ply roof membrane to identify construction deficiencies or damage prior to substantial completion. Numerous membrane punctures were identified, allowing the contractor the opportunity to restore the membrane and complete repairs prior to turn over.
